Our Services

Marketing and Tenant Screening

We will work with you to evaluate and screen potential tenants, verify employment, lease negotiations, collecting a security deposit and first month’s rent, and the move-in inspection.

Rent Collection

We offer tenants a secure portal to access and pay rent via ACH or credit cards. Each month we wire you the monthly rent minus our management fee and any miscellaneous expenses that can occur (plumbing, electrical issues etc)

Home Wellness Checks

We take our cars in for an oil change every three months. Shouldn’t someone check in on one of your most significant investments? We think so, and that is why we offer our exclusive semi-annual wellness check where we visit the property and report to you on the current condition and make improvement suggestions if needed.

Maintenance Requests

All maintenance requests are submitted directly to us with the details of the situation. Our goal is to have a solution within 24 hours. Of course, if there is a fire or other such emergency, residents should call 911 immediately and then the management company shortly after that.

It all starts with a conversation with the Capital to Coast Property Management Team. We guide you through the questions to ask yourself when considering becoming a landlord

and provide an overview of the entire leasing process and current market conditions.

View Your Home

We will determine if there are any necessary repairs or improvements that should be considered prior to renting. We then prepare a financial analysis to determine if renting is the most viable option for you and discuss timing.

Preparing to Rent Your Home

We will discuss the marketing plan to secure a tenant, review and execute the property management agreement.

We will help coordinate, as needed, contractors, cleaners, photographer, floor plans, etc. We will work with you to evaluate rental applicants, conduct a background checks, circulate and execute a Lease Agreement and attend the tenant walk-through.
